Hotel Prestige Levels

First time poster here!
I've gotten into this game (head first and whole heartedly) in the last little while and I've been working on a park in Sandbox mode. I've built a hotel (custom) and have it open in my park, but i'm struggling to increase the prestige level of the hotel, despite having it decorated with scenery etc. My aim is to increase the prestige so I can start charging more for rooms.

So my question is, does anyone have tips on how to increase prestige levels for hotels?

From memory there are 3 items included in prestige for hotels - scenery rating, perks, and there's one more I can't remember (hovering your cursor over the prestige stars will tell you what it is). Improving these will normally increase the prestige.
