Art and assets don't make a game. Most may need reworks/optimization/finalization to fit in a proper game. Most of the salvageable gameplay components must need severe overhaul. Code is probably an uncommented nightmare that could be a hell to retroengineer.
And that doesn't cover transfer all of this mess to another engine.
Basically, I don't think it'd take far more time to redo everything from scratch.
